DHA Valley Islamabad

Important Advice to Allottees of DHA Valley: Get your Statement of Accounts Verified

Based on experience, Paras Estates would like to advise all our DHA Valley clients to get their “statement of accounts” duly “verified” from the Finance Directorate of DHA, Islamabad. In this regard the allottees should bring all the copies of Drafts/Pay Orders with them. If the allottees have “original counterfoils of the Drafts/Pay Orders” it would help the verification process.

In this regard please approach the Finance Directorate DHA, Islamabad ([email protected]) for provision of statement of account duly verified/signed. Please feel free to contact Paras Estates if you have any queries.

It is important to point out that you will need a verified “statement of accounts” to get your allotment letter or to transfer your plot/property to another name. The verification process involves the concerned bank from which you obtained the Drafts/Pay Orders. The more you delay it, the more difficult the verification will be and in some cases it could become impossible.

Hence it is advisable in your own interest to get a “statement of accounts” duly “verified” from DHA.

 

Membership, File Opening, Converting & Transfer


Membership Fee aand Procedure:

Every plot Allottee in DHA Islamabad is required to pay the Membership Fee.

3 plots can be purchased/ retained against each Membership. Fee of Rs. 27,500/- for first plot and Rs. 2,500/- for remaining two plots will be charged.

For convenience of members Rs. 27,500/- will be received in 2 installments according to following plan:

Rs. 12,500/- with 1st installment of plot.
Rs. 15,000/- with 2nd installment of plot.
For 2nd and 3rd plots, Rs. 2,500/- will be payable with each Plot along with 1st installment.

Provisional Allotment Letter will be issued after submission of 6 installments and complete Membership Fee.

File Opening Fee and Procedure:

Members who want to sell their plots can have their Files opened by paying following dues:

1st Installment of Plot.
1st Installment of Membership Fee.
File Opening Fee.

File opening procedure is not required by Members who do not want to sell/transfer their Plots.

Allottee will have to come DHA office for File Opening. For convenience of Members, DHA offices are also operational in other cities & countries.

Following documents will have to be provided by Allottee for File Opening :

File Opening Application (available at DHA Office)

Membership Form dully filled. (please click here to Downlowd Membership Form)

Fee Payments:

File can be opened for a period of 3 months.

After 3 months, reopening of File will be at the discretion of File Holder.

Opening & Re-Opening Fee is as under:

5 Marla Plot Rs. 1,500/-
8 Marla Plot Rs. 3,000/-
Verification Fee of File is Rs. 500/-

Important Note:

After File Opening, remaining installments of Membership Fee will be paid by the Purchaser of the File. On full payment of Membership Fee, membership will be given to the LAST file holder.

Provisional Allotment Letter will be issued after submission of 6 installments and complete Membership Fee. After that Normal Procedure for File Transfer will be followed which will only be possible in Main Office DHA, Islamabad and other designated Offices.

In case of any error in Intimation Letter, rectification request can be sent through post or record can also be corrected by properly filling the Membership Form.

Plots has been allotted to All Overseas Applicants and Intimation letters were dispatched.

 

FILE OPENING PROCEDURE (DHA Valley, DHA Valley Overseas Block, DHA Homes and DHA Commercial Avenue)

Following documents are required for issuance of open allotment certificate

  • Application for issuance of allotment certificate
  • Membership form duly completed
  • 2 Coloured passport size photographs
  • Photo copy of CNIC (self and next of kin)
  • Statement of accounts duly verified from Finance Directorate DHA Islamabad. In this regard please approach to Finance Directorate DHA Islamabad ([email protected]) for provision of statement of account duly verified/signed.

File opening procedure is not required by Members who do not want to sell/transfer their Plots

 

CONVERSION/TRANSFER OF ALLOTMENT CERTIFICATE FILE INTO ALLOTMENT LETTER (DHA Valley, DHA Valley Overseas Block, DHA Homes and DHA Commercial Avenue)

Following documents are required for issuance of allotment letter against certificate file.

  • Application for issuance of allotment letter against certificate file
  • Membership form duly Completed.
  • 2 Coloured passport size photograph
  • Photocopy of CNIC self and CNIC next of kin.c
  • Open allotment Certificate (in original).
  • Statement of accounts duly verified from Finance Directorate DHA Islamabad. In this regard please approach to Finance Directorate DHA Islamabad ([email protected]) for provision of statement of account duly verified/signed.

 

DHA Valley


DHA Valley is a housing project by Defence Housing Authority, Islamabad launched in 2008 and located adjacent to “DHA Phase-II Extension” on Islamabad highway.

The project is a joint venture of DHA Islamabad, Bahria Town and Habib Rafiq Private Limited. It is planned to be a secure gated community with parks, utilities, shopping and commercial areas, schools, mosques and hospital.

The project master plan is designed by California-based company OJMR Architects. Habib Rafiq Private Limited is responsible for building the necessary infrastructure like roads, severage and bridges etc.

The construction of DHA Homes is awarded to a Turkish company AREAA.

The master plan includes the following projects:

  • DHA Valley Blocks (5 and 8 Marla plots)
  • DHA Valley Overseas Blocks
  • DHA Homes
  • DHA Commercial Avenue

DHA Valley offers 5 Marla (125 Square Yards) and 8 Marla (200 Square Yards) residential plots for PKR 650,000/- and PKR 880,000/- respectively with a quarterly installment plan for Pakistani residents.

DHA Valley Overseas offers 5 Marla (125 Square Yards) and 8 Marla (200 Square Yards) residential plots for USD 9,500/- and USD 12,900/- respectively with a quarterly installment plan exclusive for overseas Pakistani residents.

DHA Homes offers 5 Marla (125 Square Yards) and 8 Marla (200 Square Yards) residential houses for PKR 2,299,000/- and PKR 4,199,000/- respectively with a quarterly installment plan for overseas and Pakistani residents.

DHA Commercial Avenue offers 4 Marla (100 Square Yards) and 8 Marla (200 Square Yards) commercial plots for PKR 2,000,000/- and PKR 4,000,000/- respectively with a quarterly installment plan for Pakistani residents.

DHA Expressway
