DHA Islamabad–Rawalpindi (DHAI-R) is the Defence Housing Authority for the twin cities. Its phases run along GT Road, the Islamabad Expressway and towards Rawat and Kallar Syedan, with newer schemes near the airport and on Park Road. This is where each phase stands in October 2026.

Buying in DHA
In older phases you buy a specific plot or house; in newer ones you often buy a “file” (an allocation) that is balloted into a plot later. Possession, i.e. the right to start building, is what makes a plot usable. Commercial areas include Business Bay, Commercial Avenue (DHA Valley) and the GT Road belt around Giga Mall.
Before you buy
- Check the plot’s or file’s status, dues and possession with the DHA Islamabad–Rawalpindi transfer office.
- Get a DHA transfer office verification of the plot or file number.
- Ask for the developer’s current possession, ballot and outstanding-dues position in writing.
- Visit the site: development varies a lot from block to block.
